    Busy weekend ahead for The North Texas Team! We’re hoping the weather around Argyle clears up a little bit, but our weekend forecast shows lots of work to be done. We’ll be continuing to tune up and grow our online presence while working with a number of clients, both buyers and sellers, to help them with their real estate needs. Here is a bit of what we have going on:

    Weekly Success Stories

    Our new website has been live for a few weeks now and it has been a catalyst for generating the opportunity to help many individuals. Despite the rainy weather, our week has been active, positive, and productive as we continuously focus on growth and serving our clients’ needs. Here are just a few success stories from this week…

    Tom worked on locating an investment property for a rental property investor. Per the investor, the property needed to be in the Argyle/Flower Mound/South Denton area, have a monthly cash ROI of greater than 9%, an annual total return of greater than 15% (assuming 11 months of annual rent), and rent predictability. One day later Tom had found a property that met the investor’s criteria. The property is six years old, has a cashflow return of greater than 10%, and annual total return of 25%. It is in an outstanding school district and is likely to appreciate at the overall market rate. Currently Tom is in the process of securing this great investment property for our client.

    Tom met with a client looking for a property in the UNT/TWU area for her daughter and friends to live in while attending college starting this fall. The client’s initiative for locating a rental property involves applying the rent they would have expended on Denton apartments or dorms to making house payments and writing off the property as an investment. One day later Tom was looking at homes for this client. He quickly identified five properties in the $180,000.00 to $200,000.00 range that could work. Criteria being considered includes safety, convenience/access, floor plan (for 3 or 4 students), property condition, price, and investment value/ROI. Tom is currently in the process of securing a great investment property for this client.

    Jollete worked with a buyer who believed they had no choice but to rent. Jollete inquired whether the buyer had spoken to a lender and considered buying as an option. While looking for potential rentals, Jollete had the client speak to a North Texas Team preferred lender. Six weeks later this very happy client had closed on their dream home.

    Jollete is working on two new listings coming active by the end of next week. Stay tuned as they are amazing properties.

    Upcoming Open Houses

    Our weekend is filled with appointments, but we have an open house scheduled next Sunday (March 4th, 2018) at 8079 Steeplechase Circle. This spectacular home rests on a 1 acre estate surrounded by 100 plus mature trees and a circle drive. We are excited to hold it open this next weekend!
